Nordic economies have caught the
limelight in recent months after house prices have fallen in Norway and Sweden.
Historically, house price declines result higher interest rates, but it did not
follow the suit this time. Supply and demand are key factors behind this surge.
High prices, especially in central urban locations, have caused large increases
in the supply of new housing and that is having an effect on prices. Economic
growth has been very much driven by housing investment in Sweden in recent
years and we think it is unlikely that Swedish housing investment will continue
to expand Danish GDP fell 0.5% in Q3. As far as we can see, this makes Denmark
the only country in the world to announce a negative growth rate for the
quarter, apart from Mexico, where GDP was affected by two powerful earthquakes
in September.
The Nordic countries represent a
diverse group. In Denmark low productivity growth, a lack of investment, high
household debt and a lacklustre outlook in many important export markets are
holding back growth. Finland caught in a vicious cycle, where weak
competitiveness and poor corporate profitability are threatening to turn into a
chronic problem of very low trend growth. Still, to a large extent, Finland’s
problems are primarily of a domestic nature. Due to the fall in oil prices, the
Norwegian economy has deteriorated at a faster pace than expected.
In Sweden, the economy is shifting
into a higher gear and is likely to approach a cyclical peak next year. While
exports will grow robustly on the back of a recovery in the euro area, domestic
demand is expected to be the main driver. Given that demand is likely to expand
at a faster pace than the underlying productive capacity, a positive output gap
will gradually emerge. Domestic inflationary pressures are modest for the time
being but will play a more salient role ahead.
